Shopping Centre Manager (m/f)

Function:

The Shopping Centre Manager is in charge of organizing and coordinating the daily management of this shopping centre located in the city centre. He/She is accountable for creating and developing the business plans required for the long-term sustainability of the business. He/She ensures that the Centre operates in order to fulfill the objectives of its landlord. The Mission of the Shopping Centre Manager is to design and develop the strategic plan for the Complex, fully implement it in the most time efficient and cost-effective manner.

The successful candidate will be required to develop and lead the operational success of the Centre to a very high standard. Via effective management of the site and operational team, they will succeed in providing the best standards of customer satisfaction, compliance and operational efficiency.

Main responsibilities:

  • Ensuring compliance with statutory regulations at all times
  • Undertake daily checks of the centre and that all remedial works are undertaken within a reasonable time period
  • Liaise with tenants, Police and other Key Stakeholders in all matters of security affecting the centre, tenant and common areas
  • Work with the Asset Team to implement the customer service strategy
  • Managing the collection, processing and disposal of all waste; maintaining appropriate records
  • Control and supervise the security operation

Requirements:

  • University degree from an accredited university
  • 10 years’ management experience within shopping centre, venue or retail environment is essential
  • Experience overseeing facilities management is essential
  • Experience managing budgets and expenditure is essential
  • Strong people management skills and excellent communication skills
  • MS Office, various accounting software
  • Experience in legal matters is an added asset
  • Driver’s licence

Operational requirements:

  • To ensure the effective daily management and reporting to the landlord on a daily basis
  • To manage the Property on-site and ensure a great service to stores and customers by giving a magical touch to everyone’s experience
  • To prepare a yearly OpEx and CapEx budget, forecast and monitor financial results, make adjustments and communicate information to the landlord
  • To make recommendations to the landlord regarding re-engineering, streamlining and risk balancing of the Property with improvements and by achieving its maximum exposure, potential and profitability
  • To increase the number of visitors, timing of visits by achieving a higher conversion rate thanks to its wonderful customer experience
  • To concentrate on lowering the overall costs of the Property
  • To be an ambassador for the new image of the shopping centre and maximize its exposure (including PR)
  • Plan, establish, control and coordinate all the marketing and communication actions and events with the marketing team
  • To conduct monthly Performance Analysis and review of the property in terms of performance vs budgets and relevant industry benchmarks
  • To work in close cooperation with the technical, cleaning and security managers to improve the technical level, maintenance, cleanliness and security of the complex
  • To work in close cooperation with the landlord to improve the tenant mix in line with the Re-merchandising plan
  • To coordinate rental activities (incl proactively searching for new retailers, following-up on leads, organizing visits and creating proposals), pop-ups, specialty leasing as well as lease renewals
  • To lead the administrative and legal follow-up of the building: leases, guarantees, inventory, permits, etc.

Essential experience and skills:

  • Operational management experience within in a retail, leisure or hospitality environment
  • Strong skills in building relationships with the ability to influence and achieve results
  • Leading spirit, strong management skills and hands-on operator
  • Experience with preparation of budget, forecast and property management
  • Knowledge of the commercial lease law
  • Strong affinity with communications and marketing
  • Analytical minded and problem-solving attitude
  • Proactive, ability to prioritize, meeting deadlines
  • Reliability, confidentiality and loyalty are required
